Will Fitzgerald is an exceptional real estate agent! I worked with Will on both buying and selling properties during the very challenging market of 2025. Throughout it all, Will was calm, strategic, and incredibly responsive.

Newest Homes for Sale in Durham, NC

How to Choose a Real Estate Agent in Durham, NC

Two Durham zip codes that share a border can be $150,000 apart. In June 2026 the median sale price was near $335,000 in 27704 and about $490,000 in 27701. An agent who works one side of Durham and guesses at the other will misprice your offer or your listing.

Citywide the median sale price was $424,769 in June 2026, down 1.2% from a year earlier. Homes sold in roughly 28 days over the three months ending that June. About 50.5% of Durham listings had taken a price cut by May 2026, so a list price by itself tells you very little.

Ask how many Durham closings an agent handled in the past year and whether most were buyers or sellers. New construction near Research Triangle Park runs on builder contracts that don't behave like a resale contract. I usually tell buyers to hire the specialty they need, not the friendliest name on a sign.

Due diligence is where Durham deals go sideways. The due diligence fee is generally non-refundable in North Carolina, so inspections should be booked before the offer is signed.

A few questions worth asking. How many homes have you closed in Durham in the last 12 months? Who answers the phone when you're showing another buyer a house? Who is my contact once I'm under contract? How do you set the due diligence fee and period right now? What's your total commission, and how does the buyer's agent get paid?

There's no single best Realtor here. The right one depends on what you're doing and where you're doing it. A seller in Hope Valley needs different skills than a buyer weighing Durham against Chapel Hill.

Local Real Estate Data

The Durham listings on this page come from the live MLS feed and update through the day. You see new listings and price changes as they post, not a monthly snapshot.

When we help buyers compare Durham homes, we pull closings from the last 90 days within about a half-mile radius, rather than relying on a county average. A stale comp costs real money in a market that's drifting down.

For sellers, we set the list price off those closings and agree on a review date before we ever go live. A price change should be a plan you already approved, not a panic call in week six.

Buyers relocating for a job at Duke or in RTP often tour Durham and Cary in the same weekend. We'll drive both and say plainly which town fits your budget better.

You get one agent from the first showing through closing. That's the person who picks up on due diligence day when the inspector calls with bad news.

The Durham tax detail to check before you write an offer

Durham County reappraised every parcel effective January 1, 2025, so a tax figure copied off an older listing sheet is stale. Then there's the city limit. An address inside Durham city limits gets a city tax bill on top of the county bill, and an address just outside doesn't.

Durham property tax math, FY2026-27

The county general fund rate is 57.92 cents per $100 for FY2026-27, and the city held its rate at 43.71 cents. Inside the city that's about $1.02 per $100, or roughly $4,300 a year on a $425,000 home. No agent has that boundary memorized, so we look up each address.

Durham, NC Real Estate FAQs

How competitive is the Durham market right now?

In May 2026, 22.36% of Durham homes sold above asking, down from 27.9% a year earlier. The sale-to-list ratio was 99.03%, meaning most homes closed a hair under list. Buyers have negotiating room, and sellers priced at last year's number tend to sit.

What does a Realtor charge in Durham?

Commission is negotiable and always has been. A February 2026 agent survey put the North Carolina average near 5.5% of the sale price, split between the listing and buyer sides. Get the number in writing before you sign, including how your buyer's agent gets paid.

Do Durham homes have well and septic?

Plenty outside the city water and sewer service area do, especially in northern Durham County. Durham County's On-Site Water Protection office permits and inspects private wells and septic systems. Budget for separate well and septic inspections during due diligence, as a standard home inspection doesn't cover either.

How are Durham schools assigned?

Durham Public Schools assigns students by home address, and the City and County of Durham runs an address-based school locator at maps.durhamnc.gov/address. Magnet and year-round programs use a separate application, so a base assignment isn't the full answer. Check the address before you write the offer.

Get Help Buying or Selling in Durham, NC

Send us the address or the zip code you keep circling and we'll take it from there. A call gets you a live conversation about pricing, due diligence money, and what actually closed nearby in the last 90 days. The form works better if you'd rather see listings and comps in writing first. Either way a licensed Durham agent handles it, not a call center.
