How it works
Use the form above to send your address and when you might sell.
A Raleigh Realty agent pulls the county record and recent MLS sales, then contacts you to confirm upgrades the record does not show.
The agent sends your market analysis and walks you through the price range and the sales behind it.
Each Raleigh Realty market analysis is a property value analysis prepared by an agent, not an algorithm. It includes:
Recent closed sales near your home, adjusted for size, condition, and updates
The active and pending listings your home would compete against today
A suggested list price range, with the sales behind it
An estimate of what you would keep after selling costs
A market analysis is not an appraisal. A lender will not use it to approve a loan, and it does not change your Wake County tax value. The analysis is free, and asking for one does not commit you to listing.
Four numbers, four jobs
Raleigh homeowners usually see four different numbers for the same house, each built for a different job.
| Value | Who sets it | What it uses | What it is for |
|---|---|---|---|
| Online home value estimator | An algorithm at Zillow, Redfin or another site | Public records, past sales and listing data | A starting point. Zillow reports a 7.2% median miss for homes not listed for sale. |
| Market analysis | A Raleigh Realty agent | Closed, pending, and active sales nearby, plus your home's condition and updates | Setting a list price |
| Appraisal | A licensed appraiser, usually hired through the buyer's lender | Closed sales and an inspection of the home | Approving the buyer's loan |
| Wake County tax value | County appraisers | Mass appraisal of every parcel as of January 1, 2024 | Your property tax bill |

Revaluations every two years begin
The assessed value on your current Wake County tax bill reflects the market on January 1, 2024. Wake County's next revaluation resets every parcel to market conditions as of January 1, 2027. Owners should receive the new values by the third week of January 2027, according to CBS 17. After that, Wake County plans to revalue every two years starting in 2029, as WRAL reported.
Until the new notices arrive, your tax value can be well above or below what a buyer would pay today. If the 2027 value looks wrong, an appeal compares it with the market on January 1, 2027. Closed sales from around that date are the evidence to bring. The Raleigh Realty guide to North Carolina property taxes explains how the rate and value combine to create your bill.
Before we call
Online estimates read the county record, so they miss anything the record does not show. These details most often change the comparison.
Add these in the upgrades box on the form, or tell your agent when they call.

44.7%

These figures cover Raleigh home sales in September 2026, from Redfin. Nearly half of homes cut their price before selling, while about one in six sold above list. A list price set above the closed sales is the usual reason for a cut, which is why Raleigh Realty agents price from those sales instead of an online estimate.
