Will Fitzgerald is an exceptional real estate agent! I worked with Will on both buying and selling properties during the very challenging market of 2025. Throughout it all, Will was calm, strategic, and incredibly responsive.

Newest Homes for Sale in Chapel Hill, NC

How to Choose a Real Estate Agent in Chapel Hill, NC

The statistics band at the top of our Chapel Hill homes for sale page carries the current numbers, and on August 20, 2026 it showed 684 homes listed, a median list price of $853,073, an average of $318 per square foot, and an average of 89 days on site. Those four figures should shape your first conversation with any agent here. Ask how they arrived at a list price recommendation and what they would do differently if the home had already been active for two months.

Chapel Hill is a small market by closing volume compared with the rest of the Triangle. An agent can build a long Triangle career and still have worked only a handful of files inside this town, so ask for a straight count of Chapel Hill closings in the past twelve months and which parts of town they were in. The follow-up matters more than the number itself. What surprised them on the last one, and what did they have to go verify before the due diligence period ran out?

Specialization is worth asking about directly. Newer homes in and around Chapel Hill come with a builder contract, a builder timeline, and a warranty conversation, while an older home closer to the center of town is an inspection negotiation and sometimes a sewer scope. Both are normal work here. You want the agent who handled the version you are actually using, so ask which of the two they handled most recently.

Due diligence is where buyers moving from other states get caught. In North Carolina you write two checks. The due diligence fee goes to the seller and is normally nonrefundable, and it buys the right to walk away for any reason before the due diligence period ends. Earnest money is held in escrow and comes back if you terminate inside that window. Ask the agent for the exact date and time your period expires, and ask who will remind you as it gets close.

Responsiveness is easy to promise and easy to test. Ask who answers the phone at six on a Saturday while you are standing in a home you like, then ask a second question most buyers forget. Once you are under contract, who is your named contact through the inspection, the appraisal, and the closing attorney? A handoff is fine as long as you know it is coming and you meet that person first.

People search for the best Realtor in Chapel Hill, and the useful answer depends on the work in front of you. Ask an agent to walk through their most recent Chapel Hill file that looked like yours, then listen for specifics rather than reassurance. On a listing near the center of town, the skill being tested is pricing judgment where recent comparable sales are thin. On a purchase in a newer community, it is builder contracts and warranty language. On a relocation, it is compressing a search into two weekends without skipping the address checks. You can start your own read by browsing Chapel Hill new construction and current Chapel Hill luxury homes to see what is actually available at your number.

Fees belong in writing before you tour anything. Since August 2024, buyers sign a written agency agreement before an agent shows them a home, and that agreement states how the agent is paid. Read the compensation section out loud together and ask what happens if a seller offers less than the agreement provides. There is no standard rate in North Carolina, so treat any quoted figure as that agent's rate rather than the market rate.

Local Real Estate Data

Live Triangle MLS listings on this page, refreshed through the day, with current Chapel Hill list prices and days on site.

We open a Chapel Hill file by confirming two things about the address itself before anyone talks about value. Which school district the property is assigned to and whether it is within the town limits. Neither answer can be read off a mailing address here, so we look both up rather than assume, and we send the client the lookup result instead of a verbal answer.

Pricing takes longer here than it does in a newer market. On a street where the homes were built decades apart and remodeled at different times, the last three sales within half a mile may not tell you much. We walk the property, pull what did sell, and then argue the number out loud with the client rather than handing over a printout. At $318 per square foot, on average across the town as of August 20, 2026, a few percent pricing miss is real money on a home this size.

Time on site is the other number we plan around. The band on our listings page showed an average of 89 days for active Chapel Hill listings in August 2026, which is longer than what we see in Cary. For a seller that means the launch matters. Photography, pricing, and availability are all settled before the listing goes live, not after the first slow weekend. For a buyer it means there is usually room to ask questions on a home that has been available a while, and we would rather you ask them than skip the property.

If you want the background reading first, our guides on moving to Chapel Hill and the cost of living in Chapel Hill cover the town itself. This page is for the part after that, when you have an address or a budget and need someone to work it.

The Chapel Hill school district tax

Chapel Hill owners pay three levies, not two. Orange County adopted 68.05 cents per $100 of assessed value for FY2026-27, the town held its rate at 50 cents, and the Chapel Hill-Carrboro City Schools district tax adds 14.79 cents on top. That third levy follows the school district boundary rather than the town line, which is why the county publishes separate rate codes for parcels inside and outside the district. It is not something to eyeball from a mailing address, and we pull the rate code for the specific parcel.

Combined rate inside town limits

$1.3284 per $100 for FY2026-27. At the current median list price of $853,073 that runs about $11,332 a year.

What the district levy alone costs

Roughly $1,262 a year at that same value. An Orange County parcel outside the district pays none of it, and the county's own rate code sheet lists both versions of the same fire district.

Where to confirm a parcel

Orange County rates and rate codes, the FY2026-27 county budget resolution, and the town's FY2026-27 budget.

Chapel Hill, NC Real Estate FAQs

Does a Chapel Hill address mean the home is assigned to Chapel Hill-Carrboro City Schools?

Not always. A Chapel Hill mailing address can fall in Orange County or Durham County, and assignment follows the district boundary rather than the postal address. Chapel Hill-Carrboro City Schools covers most of the town and some of the unincorporated Orange County area, while the small Durham County portion of Chapel Hill is served by Durham Public Schools instead. Check the address before you get attached to a home: use the CHCCS assignment map or the Durham Public Schools address lookup, and see our Chapel Hill schools page for listings by assignment.

Why does Chapel Hill cost more per square foot than Cary or Apex?

Supply is the short answer. On August 20, 2026 our listing pages showed Chapel Hill averaging $318 per square foot against $283 in Cary and $256 in Apex, a difference of about 12 percent and 24 percent. Chapel Hill has a fixed footprint and limited room for new subdivisions inside town limits, while Cary and Apex have added inventory for years. The practical effect is that the same budget buys less finished space here, so buyers comparing towns should compare square footage and lot size rather than just list price.

Is it hard to find newer construction in Chapel Hill?

Harder than in most Triangle towns, and it depends on how far out you will go. Much of the newer inventory carrying a Chapel Hill address is in planned communities toward the southern and western edges, including Briar Chapel and Governors Club, and some of those addresses are outside town limits and in a different school assignment. Our Chapel Hill ranch homes and townhome searches are usually the better first filter if a newer floor plan matters more than the exact address.

How long are Chapel Hill homes staying on the market?

The statistics band on our Chapel Hill listings page showed an average of 89 days on site across 684 active listings on August 20, 2026. That figure shows how long homes currently for sale have been on the market, which is not the same as how long a home takes to sell, since the active pool always includes the slower listings. Read it as a planning number. A seller should expect the process to take weeks rather than days, and a buyer should not assume a longer-running listing has a problem.

What does a $700,000 budget buy in Chapel Hill?

At the $318 per square foot average on August 20, 2026, $700,000 works out to roughly 2,200 finished square feet, and that is below the town's $853,073 median list price. In practice that budget shops well among Chapel Hill condos, attached homes, and older single family homes on smaller lots, and it gets tight on newer detached inventory. Square footage is the variable to negotiate on first, since finished space is what the average price is measuring.
