Start with the count. That is a long list for a town this size, and 85 days says most of those homes are waiting rather than selling. Interview an agent on pricing judgment and on how they plan to get attention, not on how much they like the area.
New construction is a major factor competing for the same buyer, so ask a specific question about it. Of your Clayton closings in the past twelve months, how many were builder deals and how many were resale? The two jobs are not the same. A builder has a furnished model, a sales agent on site six days a week, and rate buydowns to hand out. An agent listing a ten-year-old house three streets away is working against all of that, and the plan for doing it should be something they can describe in plain sentences.

Builder paperwork adds another layer, because it sets its own inspection window and its own remedy when a completion date slips, and it rarely matches the standard Triangle resale contract. Ask the agent to read the builder addendum with you line by line before you sign it, and to say out loud what happens if the house is finished two months late.

The first thing we check on a Clayton address is which government bills it and which company sends the power bill. Johnston County collects the property tax on every parcel, but the second line on that bill depends on whether the parcel was annexed, and the utility account depends on the same answer. Neither one can be read off a mailing address, and we look both up before quoting anyone a monthly number.
Pricing here is a competition with builders, not with memory. The Clayton Public Power question
Clayton owns and operates its own electric distribution system, Clayton Public Power, and serves most residential customers inside its town limits. Outside that line the provider is Duke Energy Progress. The town's own electric page lists Riverwood as a subdivision on Duke rather than on the town billing, so the boundary has exceptions. No agent has the service map memorized. What matters is asking the town which account applies before you close, because the same line also decides whether the town's tax rate appears on your bill.

Inside the town, $1.00, the town's 49 cents plus Johnston County's 51 cents for FY 2026-27. In unincorporated Johnston County with the countywide fire levy, 62.5 cents. At the $456,891 median list price that is about $4,569 a year against about $2,856.

Not automatically. Johnston County Public Schools assigns a base elementary, middle and high school to each address, and Clayton addresses feed more than one high school. Clayton High is on South Fayetteville Street in town, Cleveland High serves the western side of the district, and Corinth Holders High draws from the northern edge near Archer Lodge and Wendell. The band on our Clayton listings page showed an average of 85 days on site across 773 active properties on August 20, 2026. That is longer than Apex at 78 days and Garner at 75 on the same day. For a seller it means the first three weeks decide the outcome, because a listing that goes stale gets compared against whatever a builder releases next month. Price it correctly on day one and the 85-day average stops being your problem.

Both, and for different reasons. 27520 covers downtown Clayton and the streets west and south of it, where the older resale inventory is. 27527 covers the northern and eastern sections of Clayton along with the town of Archer Lodge, and most of the newer subdivision growth including the Flowers Plantation area falls there. There is no standard rate.
