Holly Springs bills a town property tax rate of 34.35 cents per $100 of value, which the town's FY27 budget message describes as the second-lowest municipal rate in Wake County. Wake County adds 53.71 cents on top of that after the county's June 2026 budget vote, so a home at the town's current median list price carries roughly $6,230 a year in combined town and county property tax. That math is part of why buyers who started out looking at Cary and Apex end up touring here, and it's also why the agent you hire should be able to explain what the tax gap does and doesn't buy you.
Start with closings, not marketing. A useful question is how many Holly Springs transactions the agent has closed in the past twelve months and which subdivisions those were in, because this is a town where two homes at the same price can carry very different monthly obligations. Amgen committed another $1 billion to a second drug substance plant on the northwest side of town, bringing its total site investment to more than $1.5 billion, with employment reaching 725 by 2032, according to the Town of Holly Springs. That hiring pipeline brings relocating buyers on the company's timeline, which changes how we sequence a purchase around a start date.
On the selling side, we put the pricing review date in writing before the listing goes live, so the conversation about adjusting isn't a surprise on day forty. Holly Springs bills sewer on metered water volume, so every gallon a sprinkler system puts on the lawn through the house meter gets charged twice. The town allows a second, irrigation-only meter, and water running through it is billed for water alone with no wastewater charge. Whether a home already has one is worth confirming before closing, because installing it afterward is the new owner's responsibility.

Available to some customers west of N.C. 55 and billed at a lower usage rate than regular irrigation water. Homes outside that service area irrigate with drinking water.
On the schedule the town posted effective August 1, 2025, reclaimed irrigation water ran $6.12 per 1,000 gallons against $12.25 for regular irrigation water. Rates rose again on July 1, 2026, adding about $11.89 a month for a typical residential water and wastewater customer.
Our bands read $244 per square foot in Holly Springs, $215 in Fuquay-Varina, and $283 in Cary on August 25, 2026. Holly Springs homes are, on average, newer than Fuquay-Varina's, and the drive to Research Triangle Park is shorter, which supports the premium. Cary carries more established inventory closer to the job centers along Interstate 40, plus a larger share of homes above $800,000. An HOA assessment is mandatory and attached to the deed. A club membership at a golf or swim and racquet community can be a separate structure with its own fee, its own tiers, and its own rules about whether joining is required. Larger Holly Springs communities also run sub-associations, so a townhome section and a single-family section inside the same neighborhood name can bill different amounts for different services. Get both sets of documents in hand during due diligence rather than relying on the listing's dues field.
It's adding steady relocation demand to corporate schedules. FUJIFILM's Holly Springs campus employed about 700 people at its grand opening and the company has projected doubling that by 2031, while Amgen's second plant and CSL Seqirus add to the same labor pool. Practically, that means a run of buyers who need to close around a start date rather than a school calendar, and it keeps year-round pressure on well-kept homes under about $600,000.
The 18-mile Complete 540 extension opened to traffic on September 25, 2024, and put an interchange at Holly Springs Road, which shortened the run toward Interstate 40 and Garner (NCDOT). It's all-electronic tolling, so budget for it as a monthly cost rather than a free shortcut. Buyers testing a commute should drive it at their actual departure time, both with and without the toll road, before choosing between neighborhoods.
It means the first two weeks matter and the price has to be right at launch.
