In Mebane right now, a new townhome in Oakwood lists for about $260,000, while a resale home near 3,000 square feet in Arbor Creek asks about $465,000 to $485,000. Between them are an LGI Homes community with a new section, a two-builder neighborhood next to Lake Michael, and a golf course community from the 1990s. If you are deciding where to live in Mebane, the bigger choice is often new construction versus more space, and these five neighborhoods show that tradeoff clearly.

Tupelo Junction has the highest price per square foot of the five. Oakwood has the lowest, and its median is also the lowest because townhomes make up about half of its listings. Arbor Creek has the highest median list price, yet its homes cost about $28 less per square foot than Tupelo Junction because they are larger and about 10 years old. I usually ask buyers whether they would rather have a brand-new house or a few hundred extra square feet, since in Mebane that is often the choice at the same price.

Oakwood in Mebane NCNew Meritage townhomes and single-family homes near downtown

Oakwood is a Meritage Homes community near downtown Mebane on the Orange County side. Meritage builds townhomes on Stream View Court, with most current listings at 1,597 square feet and priced from about $257,000 to $345,000. Its single-family homes on Winding Spring Drive run about 2,600 to 3,250 square feet and list from about $393,000 to $436,000.

Meritage still describes the pool, clubhouse, and tot lot as planned amenities. I ask the builder for the expected completion date in writing before a buyer signs, since the HOA dues may start before the pool opens. You will also see Tradition Homes townhomes on Pryor Street grouped under Oakwood in the listing service, so I confirm which builder and HOA a home actually belongs to.

The Meadows in Mebane NCA new LGI section next to older resale homes

The Meadows is an LGI Homes community in Alamance County, off US-70 and a few minutes from I-40. LGI opened a new section on Custer Drive in July 2026. Those homes list from $359,900 to $429,900 and range from about 1,850 to 2,400 square feet, and 8 of the neighborhood's 17 listings were pending on October 1.

Resale homes in the older sections of Antietam Place and Shiloh Way are larger. Several are about 2,700 to 2,870 square feet and list for about $398,000 to $400,000, close to the price of a smaller new home on Custer Drive. When we compare the two for buyers, I weigh LGI's help with closing costs against what a resale seller is willing to credit. I also confirm the HOA rate on resale homes, because listings in the older sections show different amounts than the new section.

Tupelo Junction in Mebane NCTwo builders and walking access to Lake Michael Park

Tupelo Junction is just outside downtown Mebane on the Orange County side, and Garman Homes keeps more than half the land as natural area. Garman's move-in ready homes start at $340,000 for a 1,654-square-foot plan. Drees Homes builds larger plans on Pollinator Place and Broad Oak Drive, with listings up to $614,900.

Active listings here averaged 120 days on our site, the longest of these five neighborhoods, mostly because of builder inventory. Garman lists HOA dues of about $75 a month plus a $500 payment at closing. Garman's list of what the dues cover includes the clubhouse and dog park but leaves out the pool. I ask the builder whether the pool is open and what it costs before we write an offer. On Drees to-be-built homes, I also check whether the list price includes the lot premium.

Mill Creek in Mebane NCMebane's golf course community from the 1990s

Mill Creek was built around the 18-hole Mill Creek Golf Club, a Robbins, Lussier and Koch course completed in 1995. Current listings include a villa and a home near the first fairway on Walter Hagen Drive, two homes on Gene Sarazen Drive, and a home on more than an acre on Widgeon Way. Most homes are listed for $325,000 to $520,000, and two building lots are pending at $75,000 and $85,000.

Mill Creek crosses the county line. Homes on St. Andrews Drive have Alamance County tax records, while homes on streets like Everglades Drive are in Orange County. The county changes both the tax rate and the school district, so I pull the tax record on every Mill Creek home before we compare two listings. A Mill Creek address also doesn't guarantee a fairway view, so I check the plat and photos.

Arbor Creek in Mebane NCLarger 2010s homes just south of I-40

Arbor Creek is a CalAtlantic Homes subdivision in Alamance County just south of I-40/85, with most homes built between about 2010 and 2017. The six listings on October 1 were on streets like Scotch Pine Way, Longleaf Pine Place, and Sweet Gum Way. They ranged from about 2,380 to 3,260 square feet and were listed for $399,000 to $524,900.

Most of these homes are now 10 to 15 years old. That is about when the original HVAC systems and water heaters start to need attention. Before we make an offer, I ask sellers for service records and the age of each system, including the roof. CalAtlantic became part of Lennar in 2018, so I also ask whether any structural warranty is still in effect and can transfer to the buyer. Current listings show HOA dues of about $165, though some are billed quarterly and others twice a year, so I confirm the real amount with the HOA.

Three Things to Check Before You Pick a Neighborhood

  • The county on the tax record. A Mebane mailing address does not tell you the county. For FY 2026-27, the combined rate inside city limits is $0.864 per $100 of value on the Alamance side and $1.0505 on the Orange side. On a $400,000 home, that is about $3,456 a year versus $4,202. The Alamance County tax calculator shows the rate for any Alamance parcel.
  • The school assignment. Alamance County homes are served by the Alamance-Burlington School System, and Orange County homes are served by Orange County Schools. Use the ABSS Find My Zone tool or the Orange County Schools site locator to confirm the exact address instead of relying on a listing.
  • What the HOA dues actually pay for. In the newer communities, ask for the HOA budget and the builder's amenity schedule. Planned pools and clubhouses can open well after the first homes close. In older neighborhoods, ask whether the listing dues amount is current.

Is Lake Michael Park open again?

Partly. Lake Michael Park closed in September 2024 so the city could replace the dam spillway, and it partially reopened in July 2026. Check the city's Lake Michael Park page or call the park before you visit to see which areas are open.

Does buying a home in Mill Creek include a golf membership?

No. Mill Creek Golf Club is a semi-private club that sells its own memberships and also allows public play. Your HOA dues and your golf membership are separate bills, so price them separately when you compare Mill Creek with another neighborhood.

Is there a bus from Mebane to Durham?

Yes. The GoTriangle ODX express route connects Mebane, Efland, and Hillsborough with Durham in the mornings and evenings. Its Mebane stop is near downtown City Hall, which is closest to Oakwood and Tupelo Junction on this list.
