A Burlington home costs less to buy than a Mebane home, but a Burlington address usually pays a higher property tax rate. That trade-off settles more Burlington-versus-Mebane decisions than anything else I talk through with buyers. At Raleigh Realty, I start every comparison by putting the purchase price and the yearly tax bill side by side, then I look at which way you drive to work.

Raleigh Realty was voted “Best Real Estate Company” in Wake County by INDY Week readers in 2023, 2024, and 2025 (2025 Wake County winners). We list and show homes in both cities. As of October 1, 2026, our Burlington homes-for-sale search had 338 active listings, with a median list price of $363,961. Our Mebane homes for sale search had 306 active listings with a median list price of $449,142. That's roughly $85,000 more at the median for a Mebane address.

The two cities are about 15 minutes apart on I-40/85, and both are mostly in Alamance County and served by Cone Health. The biggest differences are home age and tax rates. Commute direction and Saturday traffic matter too.


Burlington and Mebane Side by Side

Here is how the two cities compare on the points buyers ask me about most. Listing figures come from our own search pages on October 1, 2026. They are asking prices for active listings, not sale prices.

The surprising row is the tax rate. Burlington wins on purchase price, but Mebane's Alamance side has the lowest rate of the three options in the table. I walk through what that does to a monthly payment in the next section.


Burlington Homes Cost Less, but the Tax Rate Is Higher

Burlington adopted an 8-cent property tax increase for FY 2026-27. The city budget splits it between voter-approved bond debt and public safety staffing, and it is the city's first rate increase since 2005. The city rate is now $0.5636 per $100 of value. Add the Alamance County rate of $0.494, and a Burlington home carries a combined rate of $1.0576.

What a $400,000 Home Pays in Property Tax

At FY 2026-27 rates, here is the yearly city and county property tax on a home assessed at $400,000. These figures leave out any separate fees on the bill.

  • Burlington: about $4,230 a year
  • Mebane, Alamance County side: about $3,456 a year
  • Mebane, Orange County side: about $4,202 a year

That's roughly $775 a year (about $65 a month) difference between a Burlington home and a Mebane home on the Alamance side at the same value. It does not erase the price gap. A buyer saving $85,000 on the purchase still comes out ahead on the monthly payment in Burlington. But it narrows the gap more than most people expect, and I make sure it shows up in the payment estimate before we compare homes.

Mebane's County Line Changes the Tax Bill and the School District

About 28% of Mebane is in Orange County, and the rest is in Alamance County. On the Orange side, the combined rate rises to $1.0505 and public school assignment moves from the Alamance-Burlington School System to Orange County Schools. All Burlington addresses in Alamance County are in the Alamance-Burlington School System.

A mailing address that says Mebane does not tell you the county. I pull the county tax record on every Mebane home before we write an offer. If school assignment matters to you, confirm the address with ABSS or the Orange County Schools locator because attendance zones can change. Mebane Is Mostly Newer Construction and Burlington Is Mostly Established Homes

Burlington grew up as a textile city, and much of its housing reflects that history. Near downtown, you'll find mill-era homes on smaller lots with wood siding and older details. Further out, streets of mid-20th-century brick ranches and split-levels stand among mature trees, with no HOA. Newer subdivisions exist too, such as Mackintosh on the Lake beside Lake Mackintosh. Mebane has an older core near downtown, but most of what is listed today is newer. National and regional builders are active across the city. Meritage builds at Oakwood, LGI Homes opened a new section of The Meadows in July 2026, and Garman Homes builds at Tupelo Junction. On October 1, 2026, the median list price on our neighborhood searches ranged from $324,116 in Oakwood to $463,979 in Arbor Creek. The inspection focus is different in each city. In older Burlington homes, I ask for the roof and HVAC ages and have the inspector spend extra time in the crawl space. In new Mebane communities, I read the HOA dues and the builder's incentive terms before we compare base prices, because a closing-cost credit can matter more than a small price difference.

Your Commute Direction Decides a Lot

Burlington and Mebane both have exits on I-40/85, the corridor that links the Triad and the Triangle. Mebane is at the eastern edge of Alamance County. That saves roughly 15 minutes each way when driving toward Durham or Research Triangle Park.

Driving East to Durham and Chapel Hill

Fifteen minutes each way adds up to about 125 hours a year for someone commuting five days a week to Duke, UNC-Chapel Hill, or RTP. Mebane also has a transit option for that trip. GoTriangle's ODX Orange-Durham Express stops at Mebane City Hall in the morning and evening and runs to Hillsborough and Durham.

Driving West to Elon, Greensboro, and High Point

The answer reverses if your job is to the west. Burlington is closer to Elon University and Greensboro, and it has its own large employers. Cone Health Alamance Regional Medical Center and Labcorp both have major operations in Burlington. When one commuter heads east and the other heads west, I usually suggest looking at both cities and comparing the total drive time for both of you.

Burlington Has the Train Station

The Burlington station at 101 N. Main St. serves eight daily trains on NC By Train's Piedmont and Carolinian routes. Those trains run east to Durham and Raleigh and west to Greensboro and Charlotte. Trains pass through downtown Mebane, but there is no passenger stop there, so Mebane riders board in Burlington or Durham. Inside Burlington, Link Transit buses run weekdays from 5:30 a.m. to 9:30 p.m. and on Saturdays, with a $1 one-way fare.


Downtown Burlington Is Bigger and Downtown Mebane Is Quieter

Downtown Burlington has a larger street grid around Main Street. The restored Paramount Theater on East Front Street hosts concerts and film screenings. Downtown also has more restaurants and later evening options than Mebane. If you want to walk to dinner and a show, Burlington gives you more choices.

Downtown Mebane is smaller and centered on Clay Street. Restaurants, coffee shops, and antique stores line the main blocks. A social district lets you carry a drink between them. The Dogwood Festival takes over downtown each April. It gets quiet after dark. When my Mebane buyers want a late dinner or live music, they usually drive to Durham or Chapel Hill rather than west to Burlington.


Shopping and Health Care in Each City

Burlington's main retail area is Alamance Crossing, along with older outlet stores near the interstate. Mebane has Tanger Outlets and a newer row of stores and restaurants along Arrowhead Boulevard.

Health care is a clearer difference. Cone Health MedCenter Mebane on Arrowhead Boulevard has urgent care open seven days a week, primary care, and a surgery center. It does not have hospital beds or an emergency department. For emergencies, Mebane residents usually go west to Alamance Regional in Burlington or east to the UNC Hospitals Hillsborough Campus off I-40.


Parks and Outdoor Time in Burlington and Mebane

Burlington City Park is the city's main park. Its restored Dentzel Carousel is the piece most visitors remember, and the Maynard Aquatic Center has indoor swimming year-round. South of the city, Lake Mackintosh is open for boating and fishing.

In Mebane, Lake Michael Park closed in September 2024 for spillway work and partially reopened in July 2026, so check which areas are open before you go. Cates Farm Park has walking trails, a wildflower meadow, and an inclusive wooden playground. Golfers also have Mill Creek Golf Club, a semi-private course inside the Mill Creek neighborhood.


Mebane Is Growing Faster and the Traffic Shows It

Census estimates put Mebane's growth at 16.5% between April 2020 and July 2024, compared with 7.0% for Burlington over the same period. Most of Mebane's new homes are going up near the I-40/85 exits, and you can feel it there. NC-119 backs up at rush hour, and the roads around Tanger Outlets get crowded on Saturdays.

More traffic is on the way. Buc-ee's broke ground in June 2026 on its first North Carolina travel center at 1425 Trollingwood-Hawfields Road, targeting a late 2027 opening. When I show homes near that exit, I drive the route with buyers during commute time before they make an offer. Burlington's growth is slower and more spread out across the city, so daily traffic changes less from year to year.


Choose Burlington or Mebane Based on These Points

Burlington is usually the better fit if these describe you:

  • You want the lowest purchase price and more established homes without an HOA.
  • Your commute heads west toward Elon, Greensboro, or High Point.
  • You want a passenger train station and a full hospital in town.

Mebane is usually the better fit if these describe you:

  • You commute east to Durham, Chapel Hill, or RTP.
  • You want new construction, builder incentives, and community amenities.
  • You want the lower tax rate on the Alamance County side and don't mind a quieter downtown.
