The Burlington neighborhoods buyers compare most run from 875-square-foot condos in Brookwood under $140,000 to Mackintosh on the Lake, a 612-acre planned community built on the Alamance-Guilford County line. In between are newer villas near South Church Street, a 2010s subdivision in the 27217 ZIP code, and brick ranches on larger lots near Alamance Country Club. Each one comes with a different HOA setup, lot size, and price per square foot.

We picked these five neighborhoods because buyers ask us about them most often.

Weybridge has the highest price per square foot of the five, even though its homes are attached. Bedford Hills has the lowest, and five-bedroom homes there list for less than a three-bedroom villa at Weybridge. When I run numbers for buyers, I add the HOA dues and the tax bill to each list price before we compare, because the ranking often shifts once those are in.

The Townes and Villas at Weybridge in Burlington NCVillas and Townhomes off South Church Street

Weybridge is a Keystone Homes community off South Church Street, close to University Drive. It has villas and two-car-garage townhomes on streets like Talisker Way and Dunvegan Lane, plus a community clubhouse and pool. Most listings have two or three bedrooms, are roughly 1,900 to 2,250 square feet, and are newer homes.

You'll notice the homes on the market here stay listed longer than in the other four neighborhoods, averaging 280 days. That's usually due to builder inventory. New-construction homes are more expensive and taking longer to sell right now than resale homes.

Mackintosh on the Lake in Burlington NCA 612-acre planned community near Lake Mackintosh

Mackintosh on the Lake was designed as a 612-acre development on the Alamance-Guilford County line in west Burlington. It includes three single-family sections and three townhome sections. Residents share a 7,600-square-foot clubhouse with a fitness center and a great pool with a nice splash park. The project engineers also list more than 20 miles of sidewalks.

Current listings run from about $320,000 for a three-bedroom home to about $600,000 for a six-bedroom home with more than 4,600 square feet. Some sections include lawn care in their HOA dues, but I'd check what each section's dues cover before comparing two homes, as this can vary. The development was planned on the county line, so I also pull the tax record on every listing here.

Brookwood in Burlington NCWest Burlington condos and older homes

Brookwood is the lowest-priced of the five neighborhoods. Most of its listings are two-bedroom condos on West Front Street, Roslyn Drive, and Warwick Drive. They have about 670 to 875 square feet and ask roughly $100,000 to $135,000. A few single-family homes come up too, such as a four-bedroom house on Hawthorne Lane built in 1950.

At these prices, the condo dues can be a large part of the monthly payment. I ask for the association's budget and reserve balance early, since a low reserve balance can lead to a special assessment later. For older houses, plan for a closer inspection of the roof, electrical panel, and plumbing.

Bedford Hills in Burlington NCNewer homes at the lowest price per square foot

Bedford Hills is a newer single-family subdivision in the 27217 ZIP code, including homes built around 2016. It has a neighborhood playground and a central mailbox area. At about $132 per square foot, it had the lowest average of these five neighborhoods, and several listings have four or five bedrooms.

It is also closer to Mebane and the Tanger Outlets than the west Burlington neighborhoods on this list. Homes here are about 10 years old, so I always check the age of the HVAC system and water heater, since the average age of the homes here suggests they may need this service.

  • Shorter drive to Mebane than the west-side neighborhoods

Country Club Forest Burlington NCBrick ranches on larger lots near Alamance Country Club

Country Club Forest is an established subdivision in west Burlington, near Alamance Country Club. The subdivision includes brick ranches on lots of about one-third to one-half acre. You will find them on streets like Truitt Drive and Hiddenwood Lane. Current listings run from about $330,000 to $620,000, and one of the last vacant homesites on South Fairway Drive was listed at $250,000.

Buying a home here does not include a club membership. That is a separate application with its own fees. With this much tree cover, I suggest having an arborist look at the large trees near the house during due diligence. The tree cover is beautiful though.

Three Things to Check Before You Pick a Neighborhood

  • The HOA packet. Ask for the covenants and architectural guidelines, plus the current budget and recent board minutes. These specify who pays for the roof and siding, which fences and sheds are allowed, and whether rentals are limited.
  • The school assignment. The ABSS board approved new attendance maps in March 2026 that moved about 820 elementary and 620 middle school students, according to NC Local. Look up the specific address with the district instead of relying on an older listing.
  • The county on the tax record. Most of Burlington is in Alamance County, but the west side crosses into Guilford County, where the county rate is higher. The Alamance County tax calculator shows the rate for any Alamance parcel.

Questions Buyers Ask About Burlington Neighborhoods

How do Mackintosh on the Lake residents get out on the lake?

Public access to the lake is through Guilford-Mackintosh Park and Marina, a public park run by the City of Burlington. Lake Mackintosh covers nearly 1,500 acres. Only electric trolling motors are allowed, and swimming and jet skis are not permitted. The park is closed on Wednesdays and Thursdays.

How do I check flood risk on a Burlington home?

Look up the address on the FEMA Flood Map Service Center and ask the seller for an elevation certificate if one exists. If you can, walk the lot after a heavy rain to see where water collects. Your survey will also show any recorded drainage easements that limit where you can build.

What is the North Church Street Area Plan?

The North Church Street Area Plan is a city study of the area around North Church Street, Vaughn Road, and Graham-Hopedale Road. It is still in its first phase, which covers existing conditions and public input. The City Council has not adopted a plan, so no specific road or zoning changes are set yet.
