On October 1, 2026, Mackintosh on the Lake homes for sale ran from a $258,000 townhome on Comrie Lane to a six-bedroom house on Granger Trail listed at $599,000. HOA dues on those same listings ranged from about $60 a quarter to $250 a month, so monthly payments can vary more than the price does. Mackintosh on the Lake is a 612-acre planned community on the west side of Burlington, with single-family homes, townhomes and lake-view lots off Bonnar Bridge Parkway. The listings above update throughout the day.
The neighborhood amenity center has a 7,600-square-foot clubhouse with a fitness center, a junior Olympic pool, and a splash park. Residents also share tennis, pickleball, and basketball courts. More than 20 miles of sidewalks and trails connect the sections. Some amenities need a reservation or an access card through the Mackintosh on the Lake Community Association, so ask how the card transfers at closing.
The lake itself is a city reservoir, not a private neighborhood lake. Lake Mackintosh Park and Marina at 2704 Huffman Mill Road rents kayaks and rowboats and has boat ramps and fishing piers. Swimming, wading, skiing, and jet skis are not allowed, and the park is closed every Monday and Tuesday. A lakefront lot here means views and quiet water. I usually tell buyers to drive to the park on a weekend before deciding how much a lake view is worth to them. Each section sets its own dues and decides what they cover. Here is what the active listings showed on October 1, 2026.
Some homes pay a section association and the community association separately. A recent Kenross Drive listing showed $130 a month plus $255 a quarter. Ask for the resale certificate and each association's budget early so you can compare the full yearly cost of two homes, not just the list price.
It depends on the street. The neighborhood was planned on the Alamance-Guilford County line, and both September 2026 closings on our site were Guilford County homes assigned to Guilford County Schools. Townhomes on Comrie Lane are on the Alamance side, served by the Alamance-Burlington School System.
The county also changes the tax bill. Both sides pay Burlington's 56.36-cent city rate for FY2026-27. The combined rate is $1.0576 per $100 on the Alamance side and $1.3531 on the Guilford side. On a $400,000 assessed value, that comes to about $4,230 a year versus $5,412. Check the county on the parcel record before you build a budget around a specific house.
Two closings in the last week of September show how far the neighborhood extends.
Both sold slightly above their last list price. I would use them as the two ends of the range rather than as comps for a mid-priced house, since lot size and lake position separate them more than the year built does.
On October 1, 2026, the median list price on our Mackintosh on the Lake search was $408,208, compared with $438,434 at The Townes and Villas at Weybridge and $441,975 in Country Club Forest. Most of Weybridge is new construction on Talisker Way and Dunvegan Lane. None of the five Country Club Forest listings near Alamance Country Club showed HOA dues, and one was a vacant lot, so its median mixes land with houses. If a pool and clubhouse are on your list, Mackintosh on the Lake had the lowest median list price of the three that day.
