With a condo, the lender approves the building as well as you. FHA loans usually require the whole project to be approved, and not every Burlington association has that approval. You can check a building on the HUD FHA condo lookup and the VA condo report. A listing that says it accepts FHA or VA terms does not confirm project approval. Some lenders can do a single-unit FHA approval, but that adds time.
The association's master policy covers the building, but how far it reaches inside your unit varies. Some policies stop at the bare walls, so your HO-6 policy has to cover cabinets, flooring, and fixtures. Others cover the unit as originally built. Ask for the policy's declarations page and the deductible, because a large deductible can be passed to owners after a claim.
Before I schedule a condo showing for an FHA or VA buyer, I look up the building on both approval lists and ask the listing agent how many units are rented. That keeps you from spending time on a unit your loan cannot close on.
