On October 1, 2026, median list prices on our neighborhood searches ran from $175,539 for the Brookwood condos to $274,225 in Bedford Hills and $408,208 in Mackintosh on the Lake. Country Club Forest came in at $441,975. Each search had only five to thirteen active listings, so we treat them as a starting point and check closed sales before anyone commits to a price. New construction here covers two kinds of homes. Some are in subdivisions such as Kernodle Landing, Brassfield Meadows and The Townes and Villas at Weybridge. Others are single infill houses on older streets like New York Avenue and East Davis Street. On October 1, a seller in Mackintosh on the Lake competed with a dozen other active homes in the same neighborhood. I usually tell sellers to price for that competition from day one.

The Burlington Guilford County corner

Most of Burlington is in Alamance County, but the city's western edge crosses into Guilford County. The city rate is 56.36 cents per $100 on both sides for FY2026-27, so the county portion drives the tax bill and the school district. A Burlington mailing address will not tell you which county a house is in, so confirm it on the parcel record before you build a budget around it.

Alamance County side

$1.0576 per $100 combined (49.4 cents county), about $3,702 a year on a $350,000 assessed value. Schools are Alamance-Burlington School System.

Guilford County side

$1.3531 per $100 combined (78.95 cents county), about $4,736 a year on the same value. Schools are Guilford County Schools.

How does Burlington compare with Mebane and Graham right now?

Prices here run lower. On October 1, 2026, the median list price on our Burlington search was $364,364, compared with $399,112 in Graham and $450,231 in Mebane. Average time on site was within four days across all three towns, so the slower pace is happening across this part of Alamance County rather than in Burlington alone.

Did the 2026 school boundary changes affect Burlington homes?

Some of them. The Alamance-Burlington school board voted 6-0 in March 2026 to approve new elementary and middle school maps, which moved about 820 elementary and 620 middle school students starting with the 2026-27 school year, according to NC Local. High school boundaries did not change. Older listings may still show the previous assignment, so look up the address on the district's student assignment maps.

Can you get from Burlington to the Triangle or Greensboro without driving?

Yes. Amtrak's Piedmont and Carolinian trains stop at the Burlington station at 101 N. Main Street downtown, with service east to Durham and Raleigh and west to Greensboro and Charlotte. Inside the city, Link Transit runs five bus routes from the downtown transfer hub. Check the current train times before planning a daily commute around them.

Are there extra rules for older homes in Burlington's historic districts?

Burlington has two locally designated historic districts, Glencoe Mill and Village and the West Davis-West Front-Fountain Place district. Exterior changes, new construction and demolition there need a Certificate of Appropriateness from the city's Historic Preservation Commission. If you plan to replace windows, siding or a porch, ask what the commission has approved on that street before you buy.
