Brookwood Garden Condominiums on West Front Street and Roslyn Drive were built in 1950, and the four units listed there on October 1, 2026, are priced between $99,900 and $135,000. Each is a two-bedroom, one-bath condo with 667 to 875 square feet. Brookwood homes for sale also include a few older houses on Hawthorne Lane and West Front Street, built from 1937 to 1957, with no HOA.
Three of the four condo listings showed dues of $300 a month, and the fourth listed $258. What the dues include varies by unit on the listing sheets.
At $300 a month, the dues come to $3,600 a year. That is more than three times the roughly $1,058 city and county tax bill on a $100,000 assessed value at the FY2026-27 combined rate of $1.0576 per $100. I usually tell buyers to treat dues as the highest monthly cost after the mortgage, ahead of taxes and insurance on the unit.
As of October 1, 2026, the HUD condominium search listed a project named Brookwood Gardens at 1600 W. Front Street as approved, with the approval running to May 17, 2027. Ask your lender to confirm that the approval covers the exact unit address before you count on FHA financing.
Two of the current condo listings mention a tenant in place or rental potential. If you plan to live in the unit, ask for the leasing rules in the declaration and when any lease that conveys with the sale ends.
The listings show how much condition can vary within the same neighborhood.
For a remodeled house like that, ask for the permits and the contractor's invoices. On an as-is house, I would budget for the inspection to find more than the photos show and line up contractor quotes during due diligence.
Current Brookwood listings are assigned to Hillcrest Elementary, Turrentine Middle and Walter M. Williams High in the Alamance-Burlington School System. Neither Hillcrest nor Turrentine was among the schools whose boundaries changed in the March 2026 redraw, but you can check any address on the district's assignment maps. For a walk, the Arboretum at Willowbrook Park is close by and open sunrise to sunset with free admission.

Every Brookwood unit asked less than $136,000, making it one of the city's lower-priced places to own a condo. The trade-off is a 1950 building with smaller floor plans, and dues that sometimes cover utilities a newer complex would leave to you. Compare the total monthly cost, not just the list price.
