Burlington raised its city property tax rate from 48.36 to 56.36 cents per $100 for 2026, and the western edge of the city crosses into Guilford County, where the county rate is higher. When you compare detached homes for sale in Burlington, two houses at the same price can have different tax assessments.

Most single-family listings fall into two groups. Older homes on established streets near downtown rarely have an HOA. Newer homes around Lake Mackintosh in the 27215 ZIP usually do.
South Burlington near Lake Mackintosh has most of the post-2000 detached homes and nearly all of the current new construction. Mackintosh on the Lake is the largest of these communities, with sections built from the mid-2000s into this decade. Prestwick at Lake Mackintosh had new homes finished in 2026. For older homes on mature lots, I usually start buyers in the historic district and Country Club Forest near Alamance Country Club.
Both sides pay the same 56.36-cent city rate. The county portion is what changes. The estimated 2026 bill on a $350,000 assessed value looks like this.
That is roughly $1,000 a year for the same price point. The Alamance County tax calculator gives a quick estimate once you have the assessed value from the listing.
Recent single-family listings in the Lake Mackintosh area show dues from about $85 to $260 a month. At the low end, a 2021 home in Mackintosh on the Lake listed dues that cover road and stormwater maintenance. New construction in Prestwick listed $260 a month in 2026. Ask for the association budget early so you can see what the dues pay for before comparing monthly payments.
A Burlington mailing address does not tell you the county. On any west-side listing, I pull the parcel record before we tour so the tax estimate is right from the start.
