Old Town Garner, near Main Street and Aversboro Road, is largely composed of early-20th century bungalows and mill cottages on a walkable grid. Vandora Springs and Woodland North went up between the 1950s and 1970s, with brick ranches and split-levels on wider lots. Pricing a Garner home starts with deciding which comparable sales actually apply. A 1965 brick ranch on a half-acre and a 2018 two-story in a Timber Drive subdivision can list within $20,000 of each other and still appraise on separate evidence. We build the comparable set by build era and lot size first, then adjust for location, instead of drawing a one-mile circle around the address and calling it done.
On the buy side, our first Garner questions are usually about the lot rather than the house. How much of the lot is already covered by the roof, the driveway, and the patio? Is a pool, a workshop, or a detached garage part of the plan for year three? For a number of Garner parcels, the answer to that second question is capped by local land rules, and confirming it during due diligence costs nothing compared to finding out after closing.

Part of southern and western Garner falls inside the Swift Creek watershed, where built-upon area is capped at 12% of the lot. Built-upon area counts the house plus the driveway, the patio and any outbuilding. A pool or a detached garage can push an already-developed lot past that ceiling, which is why it belongs on the due-diligence list rather than the wish list.

Anything priced under about $400,000 draws attention quickly, while the upper end of the town's inventory is where buyers have room to negotiate repairs and closing costs. There are both kinds here, which surprises a lot of families relocating to Garner. Three run year-round calendars, including Rand Road, Timber Drive and Vance. The rest, among them Aversboro and Vandora Springs, follow the traditional calendar.
