LOT 3 Key Rd Sanford, NC 27332

Listing details for LOT 3 Key Rd, Sanford, NC 27332 : Hard to find 3.42 Acres, Seller desires CASH & fairly quick CLOSING.(NO-City Taxes,HOA,DUES or Restricts &Covenants) Have former PERC INVESTIGATION w/great results for 3,4,or 5 bedrm home use, conducted by LEE COUNTY ENVIRONMENTAL HEALTH DEPT for LOTS 1-thru 5...RESULTS shown in this listing in the EXTRA DOCUMENTS TRANS-Act/TAB, or ask from Listing Agent. BUT those very detailed findings were conducted back in 1995, so BUYER needs to be prepared to get LEE COUNTY ENVIRONMENTAL HEALTH DEPT again for the CONSTRUCTION PERMIT & possibly another on-site PERC SITE Evaluation or hire a Private Soil Scientist to conduct on-site PERC TEST & Buyer needs a WELL LOCATION determined also as this fairly well developed area is dependent upon WELLS for WATER-No County Water nearby. Some very nice rural homes & large lots in this general area just over a mile from HWY US1 near MOORE CO line. Could be some decent timber value w/mature stand of trees covering acreage? Modular/Dbl wide homes mostly nearby
