Newest Homes for Sale in Mebane, NC

How to Choose a Real Estate Agent in Mebane, NC

New construction in Mebane often lists for less than the rest of the market. On October 2, 2026, the median list price for homes for sale in Mebane was $449,087, while new construction listings averaged $409,111. Much of the new inventory is townhomes and smaller single-family plans. The neighborhoods vary even more. On October 1, the median list price on our neighborhood searches ran from $324,116 in Oakwood to $463,979 in Arbor Creek.

That variety is why a Mebane Realtor needs to know the neighborhoods, not just the city. Homes in our search averaged 100 days on site as of October 2. At that pace, a Mebane real estate agent earns their fee on pricing and negotiation, and on knowing which builder will move on price and which will only offer closing-cost help. You can compare builder offers in our Mebane new construction search.

People search for the best Realtor in Mebane, and the honest answer is the agent with recent closings in the subdivisions you are touring. A few questions worth asking any buyer's agent in Mebane or listing agent before you sign an agreement:

  • Which Mebane neighborhoods have you closed in during the past twelve months, and were those resales or new construction?
  • When a home has been listed for more than 100 days, what do you look at to decide what it will actually sell for?
  • How do you compare a builder's incentive package with a price reduction on a nearby resale home?
  • If I list my home, which nearby builder inventory will buyers compare it with?
  • Who shows me homes on a weekday evening, and who is my main contact once we are under contract?

Write the answers down and compare them side by side. Specific neighborhood names and recent sale prices are a better sign than general claims about the Triangle.

Local Real Estate Data

This page shows live Triangle MLS listings, refreshed throughout the day, with current Mebane list prices and days on site.

Several builders are selling in Mebane at the same time. Meritage Homes is building at Oakwood, LGI Homes opened a new section of The Meadows in July 2026, and Garman Homes is building at Tupelo Junction. Each one uses its own purchase agreement, and those agreements set their own inspection and closing terms. We review the agreement before you sign it, and we ask which amenities are already open and which are still planned.

The older neighborhoods need a different kind of attention. Mill Creek was built around a golf course completed in 1995, and homes there had a median list price of $442,067 on October 2, 2026. I usually tell buyers in neighborhoods that age to ask for the age of the roof and HVAC system before they get attached to a house, because original systems are reaching the end of their life.

When we list a Mebane home, we price it against the active homes a buyer will tour that same weekend, including the builder models down the road. If you are still deciding whether Mebane fits your move, our guide to living in Mebane covers commutes, parks, and downtown.

The Mebane county line

About 28% of Mebane is in Orange County, and the rest is in Alamance County. Both sides pay the same city rate of 37 cents per $100 for FY2026-27, so the county portion drives the tax bill. It also changes the school district. A Mebane mailing address will not tell you which side a home is on, so we check the county tax record before you budget for it.

Alamance County side

$0.864 per $100 combined, about $3,880 a year on a $449,087 assessed value. Schools are Alamance-Burlington School System.

Orange County side

$1.0505 per $100 combined, about $4,718 a year on the same value. Schools are Orange County Schools.

Mebane, NC Real Estate FAQs

How do Mebane home prices compare with Burlington and Hillsborough?

On October 2, 2026, the median list price on our searches was $363,961 in Burlington, $449,087 in Mebane, and $658,839 in Hillsborough. Mebane sits between the two on price and on the map. I usually suggest touring all three when a buyer's commute heads toward Durham, since the drive and the price both change with each one.

How do commuters get from Mebane to Durham?

Most commuters drive I-40/85 east. The ODX Orange-Durham Express stops at Mebane City Hall and runs to Hillsborough and Durham in the morning and evening. Mebane has no passenger train stop, so rail riders board at the Burlington or Durham stations.

Does buying in Mill Creek include a golf membership?

No. Mill Creek Golf Club is a semi-private club, and membership is sold separately from the home. Ask the club for current membership pricing before you count the course as part of what you are buying.

How will Buc-ee's affect traffic in Mebane?

Buc-ee's broke ground in June 2026 on a travel center at 1425 Trollingwood-Hawfields Road and is targeting a late 2027 opening. If you are looking at homes near that I-40/85 exit, drive the route at rush hour and on a Saturday before you decide.
