How the Coming Soon Status Works Here

  • The listing agreement is already signed. The seller is committed to the broker and the price. This is not a "thinking about selling" feeler.
  • Showings are usually blocked during the window. The broker sets a go-live date, often 7 to 14 days out. Sometimes that window is used to finish repairs, photos, and staging. Sometimes it is a deliberate strategy to build a showing queue for the first weekend.
  • Under NAR's 2025 Multiple Listing Options for Sellers update, sellers can also elect a delayed marketing-exempt listing that keeps the home out of IDX and syndication for a set period while remaining visible to MLS participants. Why the Feed Is Usually Small
