Pool Homes for Sale in Fayetteville, NC

Fayetteville Homes for Sale With a Pool

In Fayetteville, adding a pool to your home search actually lowers the median list price, not raises it. The current pool home feed above runs a median of $282,000, a hair below the citywide median around $302,000. That is because pool inventory here skews toward 1970s-90s resale on larger lots, not new-build amenity homes. For this property type, the real work is on the age, condition, and permit paperwork for the pool itself.

Where the Fayetteville Pool Homes Actually Are

Pool inventory clusters in the ZIPs where 1970s-90s custom builders had room to install them on larger lots, plus a smaller pocket of newer estate builds. Four groups worth knowing:

  • 28303 and 28314 (west side). Mid-1970s through 1990s: ranches and split-levels off Cliffdale, Morganton, and Raeford Roads, with quarter- to half-acre lots. Most pool homes on the current feed live here.
  • 28311 (north Ramsey Street). Newer custom builds in and around King's Grant, Greystone Farms, and Kingsford. Some of the higher-priced pool inventory sits in this ZIP, occasionally crossing into luxury territory above $600K.
  • 28312 (east of I-95 toward Cedar Creek). Rural-transition acreage lots where pools were installed as private amenities rather than resale features. Larger yards, more privacy, longer commute to Fort Liberty.
  • 28306 (southwest, including Gates Four). Gated golf-community pools and higher-end pockets. Overlap with the gated community and golf course pages.

What Does a Pool Add to Your Yearly Carrying Cost?

The purchase price is only the first number. Every pool home in Cumberland County carries recurring costs the listing does not mention:

  • $1,000 to $3,000 a year in maintenance for a typical inground pool, covering chemicals, pump electricity, water refills, and monthly service if you outsource it.
  • Higher insurance liability limits. Fayetteville homeowners insurance already averages $1,100 to $3,300 a year depending on the home. Adding a pool modestly bumps the premium, but the bigger move is raising liability coverage. Most standard policies default to $100,000 in liability and a Coverage B other-structures limit of 10% of the dwelling, which rarely covers a $50,000-plus inground pool. Buyers here commonly raise liability to $500,000 or add a $50 to $75 per year personal umbrella policy.
  • Higher summer utility bills when the pump runs longer during the peak swim season.

Does the Pool Have a Legal Barrier and a Permit History?

North Carolina residential pool barriers follow IRC AG105 as adopted by the state code, and Cumberland County enforces it. Any pool with water more than 24 inches deep needs a barrier at least 48 inches high, with gaps that will not allow a 4-inch sphere to pass, and a self-closing, self-latching gate. For a resale pool home, verify two things with Cumberland County Building Inspections before closing: that the original pool permit is in county records, and that any later fence, deck, or heater upgrades were pulled and inspected. Cumberland County permit fees for a residential pool are modest at $30 per line item (pool, fence, spa), but a missing permit history on an older pool can become a title and insurance issue at resale.

Vetting a Fayetteville Pool Before You Sign

A standard home inspection does not go deep on the pool itself, so on a Fayetteville pool home we always ask for a separate pool inspection covering the plaster or liner, pump and filter age, heater condition, and safety cover. Call 919-249-8536 with a specific listing. We will pull permit history from the county, flag any barrier-compliance gaps, and have a pool-specific inspector on-site before due diligence closes. Also, weighing a single-family home without a pool vs. one with a basement? We can run those numbers side by side. Our home inspection and moving to Fayetteville guides cover the rest.
