A large share of Fayetteville single-family transactions are driven by VA loans and PCS timelines from Fort Braggs. That changes how offers get structured. North Carolina's Due Diligence Fee is paid directly to the seller within a few days of a signed contract and is not refundable. Fayetteville single-family DDFs typically run $500 to $2,000. That is well below Wake County's numbers, and it is one reason VA buyers can compete here without a lot of extra cash on hand.
On resale homes built before 1978, the VA appraisal flags lead paint and roof condition more aggressively than a conventional appraisal. That matters in Haymount and older Kings Grant homes specifically.
