Most new single-family homes in Mebane are built on lots of about a sixth of an acre, while many resale homes outside the subdivisions have half an acre or more. In late September 2026, the 205 houses in this search had a median list price of about $471,000, or roughly $209 per square foot. The choice usually comes down to a newer house with an HOA or a bigger yard without one.
Meritage also builds townhomes on the same street at Oakwood, so check the property type before you drive out for a showing.
New homes in these communities usually have lots ranging from 0.13 to 0.21 acres. The larger lots appear on resale listings for homes outside the subdivisions. One recent search turned up a 2023 Craftsman on 0.69 acres with no HOA near $500,000. It also showed homes near an acre on Daniels Farm Road and Sundown Drive under $360,000. Those homes skip the monthly dues, but you give up the builder warranty and any community amenities.
Some are. A Magnolia Glen home on Wareham Drive dropped from $548,900 to $509,900 this fall. Meritage was advertising reduced mortgage rates on select Triangle homes. I ask each builder whether the incentive lowers the price or buys down the rate, since a lower price also reduces your property taxes and down payment.
On a small new-construction lot, I pull the recorded plat before we tour. It shows the lot lines, drainage easements, and any common areas that limit where a fence or shed can be placed.
