Most land for sale around Burlington is outside those lines, so the first cost to price on a lot is usually a well and a septic system.

Alamance County Environmental Health charges these fees before any system goes in.

  • Septic improvement permit, which includes the soil evaluation, from $290 for up to three bedrooms to $425 for six or more
  • New well permit for $410, plus a $145 camera inspection on wells with PVC casing
  • A $95 site revisit fee each time the lot is not ready for the inspector

These are permit fees only. Drilling, the septic installation, and clearing a building site are separate contractor bids.

What Happens If the Land Is Taxed at Present-Use Value?

Larger Burlington tracts are often enrolled in North Carolina's present-use value program, which taxes farmland and forestland at a much lower value. If you build a house or stop the qualifying use, the county bills you for the deferred taxes for the three prior years, plus interest. You can see whether a parcel is enrolled through the Alamance County land use office. Settle who will pay for that rollback before closing.
