Del Webb at Traditions Homes for Sale in Wake Forest, NC

Del Webb at Traditions is the age-restricted 55+ section of Traditions, built out by Pulte under its Del Webb brand from 2017 to about 2022. The Del Webb at Traditions HOA includes 455 single-family homes, all designed for one-level living, around the Regency Manor clubhouse on Monterey Bay Drive.

Every sale now is a resale. In late October 2026, listings ranged from about 1,700 to 2,460 square feet, priced from $535,000 to $690,000. For other one-level options in town, see our ranch homes in Wake Forest.

Who Can Live in a Del Webb at Traditions Home?

The community runs as housing for older persons under federal law, so the age rules are written into the 2017 declaration. A summary of Section 2.5 lists these terms.

  • Age: at least one occupant of each home must be 55 or older, and at least 80% of occupied homes must have a 55+ resident.
  • Younger residents: no one under 19 may stay overnight more than 90 days in a year.
  • Census: the HOA runs a yearly age survey, and owners must report an occupancy change within 10 days.
  • Leases: leases and sale contracts must disclose the 55+ rule.

If a younger spouse, an adult child, or a live-in caregiver is part of the plan, I ask for the current declaration and rules in the resale packet before inspection deadlines. The board may have amended Section 2.5 since 2017, and the recorded text decides who can stay and for how long.

What's Inside Regency Manor?

The 18,000-square-foot clubhouse has a gym, an indoor pool, a coffee bar, a catering kitchen, and a dance studio. Out back, a patio features an outdoor fireplace and kitchen. The grounds add pickleball, tennis, and bocce courts, plus a dog park and community garden. A full-time lifestyle director runs the calendar for more than 50 clubs and groups.

What Do the Monthly Dues Include?

Most 2026 listing sheets show $272 a month, with a few between $252 and $278. Ask for the current budget to see what the dues cover. Del Webb's dues are separate from the rest of Traditions, which has its own master association.

Is Every Home in Wake County?

No. The governing documents cover land in Wake and Franklin Counties. Haven Peak Lane, for one, falls in Franklin County, while Calista Drive and Monterey Bay Drive are in Wake. Both sides are inside Wake Forest town limits, but the county rate on the tax bill differs.
