Traditions Homes for Sale in Wake Forest, NC

Traditions Grande Boulevard opened in March 2013 as the main road into Traditions, a master-planned neighborhood about a mile southeast of downtown Wake Forest. The neighborhood runs from NC 98 north toward Flaherty Park, with the Wake Forest Reservoir along its eastern edge.

JordanBuilt, John Wieland Homes, and Homes by Dickerson built many of the earlier streets. M/I Homes and Lennar added later sections. Eastwood Homes is now selling Enclave at Traditions, a 37-home set of townhomes on the boulevard, so Traditions also shows up in our search for townhomes in Wake Forest.

Which Section of Traditions Are You Looking At?

Every home pays into the Traditions Master Association, and some sections add their own association. Here is how the main sections differ, based on 2026 listing sheets.

  • Single-family streets: Reservoir View Lane, Woodland Grove Way, and nearby streets usually pay only the master dues, about $250 to $270 a quarter.
  • Traditions villas: M/I Homes villas on Traditions Ridge Drive have a villa HOA that handles mowing, mulching, and leaf removal.
  • Enclave at Traditions: Eastwood townhomes with rear one-car garages, at about $225 a month in combined dues for grounds and private road upkeep.
  • Del Webb at Traditions: the 55+ section with its own HOA and the Regency Manor clubhouse. See current Del Webb at Traditions homes on their own page.

How Far Do the Traditions Trails Reach Now?

Traditions has its own 10-foot paved trails. On May 8, 2026, the town opened Dunn Creek Greenway Phases 3 and 4. They tie those trails to Ailey Young Park, Flaherty Park and the Del Webb section.

The reservoir parking lot sits off Traditions Grande Boulevard near Wait Avenue. From there, a 1.6-mile soft trail follows the west shore up to Oak Grove Church Road.

Will Traditions Grande Boulevard Get Busier?

The town plans for it. Its Wait Avenue intersection page calls the boulevard part of the future North Loop. That road would carry traffic around downtown to Capital Boulevard at Harris Road, and the town expects more cars on it than on Wait Avenue. NCDOT built the Wait Avenue end as a superstreet, so drivers leaving Traditions cannot turn left there.

When a home backs to the boulevard, I set up a second showing at evening rush hour so you can hear the yard at its busiest. I also drive your work route from that street at the time you would leave.

Does Living in Traditions Get You Into Envision Science Academy?

No. Envision Science Academy is a K-8 public charter at 590 Traditions Grande Boulevard, and it fills seats by lottery. Applications for 2027-28 open January 18, 2027, and the lottery is March 10.

Base schools come from WCPSS by address. WCPSS released a draft 2027-28 plan on October 20, 2026, so run the address through both the current lookup and the proposal lookup.

Who Built the Traditions Home You Like?

With so many builders here, floor plans and finish levels shift from street to street. I match each home on your list to its builder and build year, and I ask sellers of newer homes what builder warranty is left. Our best neighborhoods in Wake Forest guide compares Traditions with eight other neighborhoods. In INDY Week's reader poll, Raleigh Realty won Best Real Estate Company for Wake County in 2023, 2024, and 2025, per the 2025 winners list. Call me at 919-249-8536.
