Rosedale is a Lennar neighborhood off Averette Road, about three miles east of downtown Wake Forest. The town's July 2026 count showed 556 occupied homes out of 890 approved across 13 phases. The sales center is at 1721 Golden Honey Drive, and the main entrance is Rosedale Ridge Avenue.
As a condition of approval, the developer had to straighten a blind curve on Averette Road, and the town cut the speed limit there from 45 to 35 in December 2020. Many listings are Lennar homes built from 2024 onward, so Rosedale often shows up in our new construction search in Wake Forest.
The pool and pickleball courts show up as open on 2026 listing sheets. Lennar's main Rosedale page still says the amenities "will include" a clubhouse and playground, so ask the sales office for the opening schedule.
Building is not finished either. The town's September 2026 development report lists Rosedale Phase 12 on Acorn Bluff Run, with 79 single-family lots, under review. It also lists a PUD amendment that would remove part of the site. Listing sheets mention access to a future town greenway, and the town approved a greenway bridge for Phases 4 and 5 in May 2024.
These are Lennar's plans and base prices as of late October 2026.
Look at where the water goes. Final grading and sod on a new home usually happen in the last weeks before closing, so the soil hasn't settled yet. I ask Lennar for the plot plan with the final grades, then walk the yard after a rain before the final walkthrough. If you see standing water near the foundation or a swale draining toward the house, add it to the punch list in writing.
Lennar prices homesites on their own. The Waterbury plan starts at $393,990, for example, but one Rosedale Ridge Avenue homesite listed it at $399,990. I get the current homesite map from the sales office and mark which lots back to open space or a street.
